Could someone tell me a very good chai receipt? thanks :)

Take equal quantities of milk and water and add some chai masala and crushed cardamom and sugar.Bring to a boil. Just it begins to boil ,add the tea leaves.Once it has boiled ,lower the heat and bring to simmer.Boil again and simmer and when you find the tea rising up the pot take it off the fire and put it back again and continue with this process once more and turn off heat. Strain and serve.

Chai Masala is available in the market.If you want the recipe for making the chai masala,let me know..
