Niku where are you right now?
I will give u better suggestion but you have to tell me your profession, your mother tongue & your name?

In 10-13 lac you can get good Duplex House In ahmedabad and that on Ahmedabad Gandhinagar road Koba circle, you will not have to worry about water, Gandhinagar is More or less like chandigar ... ahmedabd is nice place you will get everything what ever you like, gujarati people are also nice. Good respect for women in ahmedabd/gandhinagar (ie. in gujarat), but important thing is your profession which has lot to do with your residence.

You will not get disco thek and Bar in gujarat :D

Good doctor are available in ahmedabad.
Ahmedabad Electricity Board is good. (No power cut off).
Road are comparatively nice.
Traffic is also nice compare to other city of india.

Popullation compare to banglore, delhi and mumbia is less.

Lot of good Multiplex theater to watch movies.

Any one can do shopping.

People are able to understand hindi.

Gujarati language is much more like hindi.

Rajasthani and Gujarati culture some what matches with each other.

Gujarati dishes are nice you will love to eat. & You can get all type of food which are not costly.

Crime Rate is less.

Good high Court is there those who are lawyer will be proud to work there.

Builder is not going to make bad house, every thing will be legal because after the earthquake 0f 26th January 2001, Gujarat government takes lot of care in passing any plan of housing which are proposed by builder.

Municipality is Good (AMC  Ahmedabad Municipal Corporation)
Gutter line are underground which are closed and you will not going to see Electricity wire hanging on road like Delhi.

In Ahmedabad there are good institution which are well known like IIM, BJ Medical college, NIFT, NID, Rollwala College of MCA , LD college of engineering.

Note:- I am not gujarati

But I was born and brought up in Gujarat. (Ahmedabad) .

Communal Riot which took place in Gujarat in year 2002 is the only DARK SPOT in growth of IT sector in Gandhinagar/ Ahmedabad (i.e Gujarat). But all know that Riot was politically motivated and so now in muslim area no hindu stay and in hindu area no muslim dare to make their residence.

But now Law & Order is good and I don’t think any political party will dare to provoke riot like what they did in 2002.

Ahmedabad is to-good

In 10 Lac can you have duplex there in chandighar ..:D ?

i m not talking about flat but in Ahmedabad Gandhinagar you can have Duplex

..... I will love to stay there in chandighar
once i had visited chandighar just to meet my net friend, She is dentist ( I use to say her Sardarni), right now she is not in contact with me. she was my best female friend and i miss her lot, difficult to get such friend, I dont know where she live, because i never thought she will be out of touch, i even don't know how is she.... May god bless her and give what ever she likes .... The realtionship i use to have with her was very pure and morally correct, I hope she will always going to remember me the way i do....

For net friend 12 hour in chandighar <-- on this i can have one episode :)

ahmedabad is good but do consider cleaniliness if that is your priority...when I went there 3 years back... cows roaming on streets and trash bins were overflowing, water and mud on roads...(I guess its true in many other cities too)...may be its better now...gujarat has one of the most inconvinient health profile (malaria is rampant) but west bengal is worse! (you can check updates..again this was 3 years back) I agree that people are nice and friendly and its a very fun place.

and no many shopkeepers didnt know hindi when i went there (but gujarati wasnt too hard to understand)

I'd suggest (considering your budget): pune, nagpur, jaipur (much cleaner because health and cleanliness is my first priority)

Goodluck!

Remember the three ‘L’s of choosing a home – location location location. Do you purchase that newer, larger and more aesthetically-pleasing home that requires a longer commute, or do you opt for something which is perhaps smaller but closer to a metro core?Stretch yourself. A home is a long term purchase and it should fulfil your requirement for the next 7-8 years. So do not scrimp on the money.Do not go by the logic of rent v/s buy. The comparison between renting and buying is often done on faulty assumptions. If you rent, you do not mind a small cramped apartment, you do not spend on furniture and you do not pay stamp duty. If you buy, you want to buy something that atleast takes care of your near future needs and often end up paying a price for a specific location because you are not going to be able to change your home often. That rarely happens with rented property. So choose carefully.Which bring me to the next important piece of advice – compare loans. Do not go by the bank your best friend took a loan from. Take quotes from several banks, do your maths and narrow it down to the two best quotes and take a sanction from both of them. This way you will have a back up plan if there might be some additional administrative cost thrown up by the financer which could mess up your interest calculation.Hope that your search for your home goes well. After buying a home some more loose ends have to be tied up so that you can sleep in your new bed peacefully. For more visit- realtydigest.blogspot.com
