Hello there,

I have a commercial land in my native place. Few months back when I was converting commertial land to residential land, I came to know that BDA(block development authority) has proposed a 100 wide public road in middle of my land.

I have taken the BDA proposed map and its also showing the same. I dont want to loose this property.

Please suggest what legal action we can take on this to save my land. I am very new in this area. Need expert views on this.

thanks in advance.

Though I feel like giving you some solution, I take that you don't have much time to get things done. Once BDA puts its foot down on something, there wont be much left to do. And then, converting your commercial property into a residential one at this stage seems time consuming. Why don't you seek legal advice from a real estate legal expert ?

hi,
If u own a land a commercial land why u want to change its use to residential use, commercial lands appreciate much more than residential lands, well if the local authority has proposed road over u r land it means that the value will appreciate many folds once the road is developed, whaever will remain of u r land after develpment of road will fetch u many times more what u will get from a property that has no road, anyways any authority cant take away u r land without paying a proper compensation and also u can appeal to the authorities to grant u relaxation of open spaces on the structure that u will propose on u r land as the land is project affected(Hardship Land).
hope this helps u
Vinod
